of the escrow agent to hold the funds and/or documents in trust
and to disburse the funds and/or convey title when all provisions

A
title search is needed whenever you engage in a transaction
to buy or sell real estate, including refinancing a piece of
property you already own. ‘Title’ is the word used
to describe the history of ownership of real estate. Title searches
ensure that the ownership of the property is clear of liens,
additional mortgages, outstanding debts, unpaid taxes, and claims.
The search also looks for outstanding restrictive covenants
filed in the record which would adversely affect the marketability
or value of title. Upon completion of the title search, the
results are given to a title examiner who makes a determination
as to the insurability of title. Our title searches are done
in a timely and efficient manner. Our goal is to make the process
as easy as possible for borrowers and lenders. |

Insurors of Florida will undertake an examination of the public
records related to the property. The examination reviews the
real property ownership and all rights and limitations in its
use. During this examination period, all documents associated
with the property are carefully reviewed for accuracy, completeness
and proper execution. We insure that all conveyances have been
properly conducted and approved by the appropriate government
departments. |

Closing/Settlement: |

When
the final documents are ready to be signed, the closing agent
mediates the process. As a mediator, the closing agent presents
all relevant materials in a professional, unbiased manner, insuring
that all documentation is accurate. Their final responsibilities
include collecting all necessary documents, insuring adherence
to the lender's title instructions, and making arrangements
for the proper payment and distribution of funds. |

The
preparation of the documentation required to convey title to
the property is a cost that is incurred by the seller. The seller

you choose Title Insurors of Florida to issue the title insurance
policy, it is our responsibility to prepare and courier the
appropriate documents to the corresponding county's official
records department. After completing the recording, the county's
recorders office returns the documents to us. We then forward
the documents to the correct party. |
